State and city laws mandate that specific seller disclosures be included in every property transfer. While many of these disclosures are standard advisories used statewide, they are all important to review. Sellers provide their knowledge of the property through a seller property disclosure and other supporting documents; they may also offer various inspections, such as pest/termite inspections or home inspections.

Crafting a winning offer involves multiple components (hint: it's not always about the highest price!). I have a variety of proven tactics and strategies to increase the chances of your offer being accepted, which we'll go over in detail.

The term 'closing costs' refers to the expenses a buyer incurs to complete the purchase. These costs include lender fees, escrow fees, title insurance, prorated property taxes, homeowner's insurance, and prorated HOA dues (if applicable).
Here’s an example of an Estimated Buyer's Settlement Statement. Keep in mind, each estimate varies based on the property details, down payment amount, and closing month (for tax proration purposes). Upon acceptance of your offer, you’ll put your deposit into escrow. Just before closing, you’ll need to provide the remaining funds, which include the balance of your down payment and all associated fees. We’ll guide you through each step of this process.
And here's some great news: buyers typically don't pay any commission for agent representation - that's usually covered by the seller.
If you're not familiar with how property taxes align with the fiscal year, here's a handy chart to help you out. Some lenders may require the borrower/buyer to set up "impound accounts" at the close of escrow. This means a monthly amount is added to your mortgage payment to cover your yearly property tax bill.
Many buyers appreciate this arrangement as it spreads the tax payments into manageable monthly amounts, and the lender takes care of sending the funds to the assessor. However, if you opt out of impound accounts, your tax bill will be mailed directly to you and is due twice a year. Make sure to pay on time to avoid hefty penalties for late payments.
Gone are the days when you could casually call a Realtor to show you a home or two without any formal agreement. Due to recent changes in the industry, Realtors are now required to have a signed Representation Agreement before showing you even one property.
